Beautiful, functional design:

Our units are made for living.  They are exceptionally well-planned and respond to their urban location, opportunities for natural light and available views. High ceilings, generous and well placed windows create beautiful light filled interiors. Excellent interior air quality is provided by high efficiency HRVs.  Our units feature super quiet interiors – a secondary benefit to the well-insulated walls and triple-glazed windows.  As wonderful as the interior spaces are, quality outdoor space is provided with thoughtful courtyards and roof deck environments.  Good architectural design is fundamental, as this creates long lasting, beautiful buildings able to stand the test of time.

Community:

Housing isn’t only about a roof over your head, it’s also about creating community.  At Narwhal, we work with skilled architects and designers to create dwellings that are wonderful to live in, but that also contribute to the neighborhood.   We look to create opportunities for social interaction and connection to the community.  We are proponents of the “missing middle” housing form.  This scale of development represents a balance of density and social-ability that builds strong communities.  We support transportation efficiency, walkable and bikeable communities.  We bring to market a variety of unit sizes with an emphasis on homes suitable for families.

Accountability:

At Narwhal, we take sustainability seriously.  We like empirical evidence.  We make clearly defined goals.   We are accountable. 

No wishy-washy green speak here.

We publish the energy use projections for our projects.  Each building and each unit will have a published annual expected energy use, identified as a kilowatt hour per square meter annually (16kwh/m2).  That means you can be confident your home will be 90% more energy efficient than a newly constructed home built to the current energy code! And we publish the overall carbon emissions (MCE) and the carbon intensity (MCI) for the building and each unit.  Our goal is to have a carbon intensity of 120 kg CO2e/m2 or less.   That’s a 40% reduction from a typical newly building house in Vancouver!

Who we are:

Narwhal’s DNA is a combination of architecture and urban design.  It’s principals, Michael Lemon and Kate Lemon are registered and practicing architects in British Columbia, Canada.  Kate also holds a degree in urban planning.  Each hold principal positions with local architecture firms.  Both are big fans of good design in any form and believe the combination of quality architecture and thoughtful urban design is the key to creating wonderful, livable, sustainable, communities.
